Remodeling Across Miami-Dade

A licensed design-build firm working the whole county - from North Miami Beach single-family homes to oceanfront condo towers - with in-house permitting and High-Velocity Hurricane Zone know-how.

The short answer

Miami-Dade is not one market - it's thirty-four municipalities plus unincorporated county, each with its own homes, HOAs, and permitting desk.

We work across all of it. That range matters because a 1960s CBS home in North Miami Beach, a historic Mediterranean house in Coral Gables, and a 40th-floor condo in Sunny Isles each need a different playbook – for the build and the paperwork.

MIA is a design-build firm, which means one team owns design, permitting, and construction. You get a 3D design before demo, every county and municipal permit pulled for you, and a single project manager accountable start to finish. Licensed as CGC1535875 / CFC1434602, fully insured, free estimates.

The same four steps whether it's a single vanity in North Miami Beach or a full-floor condo in Sunny Isles.

We visit the space, listen to how you live in it, take real measurements, and map a clear scope against your budget – no guesswork.

04
Walkthrough & warranty

A professional clean, a punch-list walkthrough, and a written warranty. We don’t leave until it’s right.

Local authority

Permitting is where most remodels stall. It's where we start.

Miami-Dade sits in the country’s only High-Velocity Hurricane Zone (HVHZ) – the strictest wind-load building code in the United States. Windows, doors, roofing, and structural work must carry a Miami-Dade Notice of Acceptance (NOA) product approval, and inspections are unforgiving.

We handle permitting in-house through the county’s Regulatory & Economic Resources (RER) department and each municipality’s own building desk. That means we know which jobs need a permit, which need NOA-approved products, and how to schedule inspections so your project doesn’t sit waiting.

Why local matters

Building on the coast is different.

HVHZ & impact glass

Every exterior opening we touch is specified to hurricane-zone standards with NOA-approved impact products - permitted and inspected.

Coastal-grade materials

Salt air and humidity punish the wrong finishes. We spec moisture-resistant boxes, sealed stone, and corrosion-rated hardware.

Building & HOA rules

High-rise work means elevator pads, quiet hours, insurance certs, and board approvals. We manage the building relationship, not just the build.

Where we work

Neighborhoods we know street by street.

Local knowledge is half the job in Miami-Dade. These are the areas we serve most – and we cover the rest of the county too. Don’t see yours? Just ask.

“Anyone can swing a hammer. In Miami-Dade, the job is knowing the code, the coast, and the paperwork before the first wall comes down.”

Questions

Serving Miami-Dade, answered.

What areas of Miami-Dade do you cover?

All of it. We work most often in North Miami Beach, Aventura, Sunny Isles Beach, Bal Harbour, Miami Beach, and Coral Gables, and we take projects across the rest of the county too. If you're unsure, just ask.

We handle permitting in-house - county RER and your municipality's building department both. For impact windows, doors, and structural work we manage the NOA product approvals and inspections as part of the scope.

Yes, and often. Condo remodels come with building rules - approved-hours, elevator protection, insurance certificates, and board sign-off. We coordinate all of it with building management.

One company designs, permits, and builds your project. You get a 3D design up front, a single point of contact, and no finger-pointing between an architect, a permit runner, and a separate contractor.
